Thanks alan. It is an interesting issue, because the Disability
Services Commission in the r codes only asked that housing for seniors
be "visitable". The r codes have taken that on board but gone further,
insisting on dwellings meeting AS4299 which I think is excessive.

If this is the philosophy of the government, then shouldn't it do it
rather
than just run seminars on it.

Therefore if all houses are designed as such, let the Dept that
provides for
special housing needs on a client brief basis decide on levels of
compliance above this "universal" standard.

Has anyone any thoughts on what is a reasonable proportion for purposes
of
P2 of Clause 4.1.2 on page 94 of the new R Codes? We are
contemplating
this as part of a Department of Housing and Works Development argument
against a condition requiring all dwellings to comply with AS4299. I
accept
this is too onerous, and unnecessary in a situation where the balance
of
units will have features appropriate for aged accommodation. I am
aware of
Richard Kay (DPI), Graham Jones (DHW) and Tim Price (Gosnells)
correspondence on the issue, although none have hazarded a guess at an
appropriate percentage that must comply with AS4299.
