Either calculation, individual or collective, will give you the same
figure. The implication of 2 spaces per dwelling is that multiple
dwellings above a plot ratio area of 110m2 do not need to provide more
bays than that applicable to a single dwelling.

Thank you for your prompt reply. One more thing, when we apply Element
6.5.1, iii Dot Point 1 (i.e. 0.35 spaces per dwelling plus 0.015 spaces
per sqm of plot ratio area, to a maximum of two spaces per dwelling...),
do we apply unit by unit or on the total unit numbers and total plot
ratio area? What is the implication of the reference to a total of two
spaces per dwelling under this provision?

In my view the key is the placement of the 'and' and 'or'. Therefore,
dot points 1 and 2, or 1 and 3, or 1, 4 and 5 apply.
The 10% visitor component is not in addition to the required spaces.

It is about Element 6.5.1 On-site parking provision, specifically in
relation to A1, iii Dot Point 5 which states as follows:
"not less than 10 percent of the required spaces provided
for exclusive use of visitors where more than four dwellings are
provided."
1. Does it mean additional 10% above and over the
required parking spaces?
2. If it means allocation of 10% out of the required
parking spaces, then some unit owners will not have parking spaces
allocated to them.
